Seaside is the largest incorporated city on the Oregon Coast north of Lincoln City, with a population of 7,115 at the 2020 Census and a housing stock of 4,818 units. Unlike the smaller resort communities of Cannon Beach, Manzanita, and Gearhart, Seaside has a substantial year-round residential population — roughly two-thirds of housing units are occupied full-time per 2020 Census data, with the remaining third split between vacation rentals and seasonally-occupied second homes.
The market reflects that mix. Active inventory and annual sales volume are higher than neighboring coastal cities, and median prices typically run lower than Cannon Beach or Gearhart while still above most Tillamook County coastal markets. The Turnaround at Broadway Street marks its midpoint, where a bronze Lewis and Clark statue stands, commemorating the end of the expedition’s westward journey.
