Newport market data .

Newport is the largest and most economically diverse real-estate market on the Central Oregon Coast, anchored by its role as Lincoln County seat, home port for NOAA’s Pacific fleet, and location of OSU’s Hatfield Marine Science Center. The city’s housing stock of approximately 6,040 units (2023 ACS) spans pre-1920 Nye Beach cottages, mid-century bungalows, modern bayfront condos, and newer South Beach subdivisions.

Unlike smaller Oregon Coast towns that are dominated by second-home inventory, Newport supports a meaningful year-round workforce — marine science researchers, commercial fishing, healthcare, tourism, and county government employees. This gives the market a broader price spectrum than peer coastal cities: affordable working-class housing exists alongside high-end oceanfront and historic Nye Beach inventory.

Market prices and inventory shift quarter-to-quarter based on regional rates and migration trends. The market snapshot at right uses live RMLS® data via our MLS integration rather than static figures that could go stale.

Newport was officially incorporated on October 23, 1882, per the Oregon Blue Book. The town was named by its first postmaster, Sam Case, after Newport, Rhode Island. Newport has been the seat of Lincoln County since 1952, when voters approved moving the county government from nearby Toledo.

Newport is approximately 135 miles southwest of Portland. Typical drive time is roughly 2 hours 30 minutes, most commonly via OR-99W through the Willamette Valley and then US-20 West from Albany or Corvallis to the coast.

Newport students attend schools in the Lincoln County School District, a countywide district that serves all of Lincoln County. In-city schools include Newport High School (which operates an International Baccalaureate program), Newport Middle School (grades 6-8, renamed from Newport Intermediate in 1985), Newport Preparatory Academy (a charter school sharing the NHS campus), Sam Case Elementary (grades 3-5), and Yaquina View Elementary (grades K-2).

Samaritan Pacific Communities Hospital is located within Newport city limits at 930 SW Abbey Street. It is a 25-bed critical access hospital providing 24-hour emergency services and general hospital care. Established in 1952, the hospital was substantially expanded and renovated in 2020. It serves Depoe Bay, Newport, Toledo, Waldport, and Yachats.

The Oregon Coast Aquarium is a 23-acre public aquarium in Newport’s South Beach area, established in 1992. It was home to Keiko, the orca whale who starred in the film Free Willy, from 1996 to 1998. The aquarium is one of the largest tourism draws on the Oregon Coast.

The Hatfield Marine Science Center is a 49-acre research and public-education facility operated by Oregon State University in cooperation with five state and federal agencies. Opened in 1965, it sits on Yaquina Bay in Newport’s South Beach area and serves as OSU’s primary coastal research campus. Adjacent to HMSC, the separate NOAA Marine Operations Center – Pacific (MOC-P) at the Port of Newport serves as the homeport for two NOAA research vessels (NOAAS Bell M. Shimada and NOAAS Rainier) and oversees operations for NOAA’s entire Pacific fleet.

Yes. The entire Oregon shoreline, including Newport’s Nye Beach, Agate Beach, and South Beach, is public up to the high-tide line under the Oregon Beach Bill (1967). The Oregon Parks and Recreation Department manages the beaches.
